However when properties are concerned there is some degree of dispute that may arise probably more often at the end of a tenancy. Having a well prepared and detailed inventory in place will go a long way to help protect that asset and avoid such disputes.

What is an Inventory?

An inventory is a legally binding document between the Landlord and the Tenant that provides an accurate and detailed record of a property, its content, the condition and cleanliness of the property in general. For example the inventory will include details of whether the property is furnished, part furnished or unfurnished and details of fixtures and fittings etc.

When your properties concerned we will produce a full inventory every time a new tenant moves into your property. We will take the time to provide a Schedule of condition document that can be used to identify everything from decor, fixtures and fittings, floorings and outside arrears associated with the property.

  •   We print it! The document will be made up of thorough notes about the property, requiring both tenant and landlord signature and initials on every page leaving no room for disagreement later.
  •   We record it! A DVD recording that can be taken as proof of the condition.
  •   We click it! The latest technology will allow us to provide photos on a digital disk to accompany your document.

 Useful tips for LANDLORDS!

  • An inventory should be revised before the start of each new tenancy.
  • Make sure it is up to date and accurate
  • When a Landlord holds the deposit in the Deposit Protection Scheme. As part of the Tenancy Agreement the DPS can be used to protect the Landlord where the tenant fails to vacate a property in acceptable condition set out in the inventory. The deposit can be used to off-set any damages that have occurred beyond ‘fair wear and tear’.
