FEES to: Tenants

 

Referencing: £96.00 including VAT (each applicant)

Tenancy Agreements:

One tenant £180.00 including VAT

Two tenants £240.00 including VAT

Three tenants £318.00 including VAT

Four tenants £390.00 including VAT

Renewal Tenancy Agreements: £180.00 including VAT

Change of tenants on tenancy: £360.00 including VAT


 

FEES to: Landlords

 

 Let only: 10% plus VAT (12% including VAT)

  • Find a professional tenant in line with the landlord guidelines
  • Discuss local market conditions
  • Advise on preparation of the property for letting
  • Provide guidance on compliance and health & safety
  • Erect board outside property
  • Market the property and advertise on relevant portals
  • Carry out accompanied viewings
  • Provide tenant with method of payment, remit rent as received
  • Deduct commission and any pre-tenancy invoices
  • Make any necessary HMRC deduction
  • Operate rent arrears process should rent not be received
  • Prior to the end of tenancy, discuss renewal or termination

Rent collection: 12.5% plus VAT (15% including VAT)

Full management: 16% plus VAT (19.2% including VAT)

  • In addition to the Letting & Rent collection service
  • Arrange routine repairs and instruct approved contractors
  • Liaise with utility suppliers
  • Hold keys throughout the tenancy
  • Retain a working fund and deal with day to day management
  • Approve supplier invoices
  • Arrange Gas Safety Record & Electrical Reports
  • Testing, Smoke & Carbon Monoxide Alarms
  • Carry out a property visit at least twice per year
  • Provide an emergency out of hours service
