Why do I need an EPC?

Buildings are responsible for approximately 50 percent of all energy consumed so communities and local government have now introduced a number of cost saving measures to make all buildings efficient.

All sales and rental Properties are now legally required to have an Energy Performance Certificate (EPC) carried, whether you own a singular property or an entire buy to let portfolio. Every property needs a valid EPC which must be made available to forthcoming tenants upon viewing the property.

Tenants can request the EPC as early as the initial enquiry, but the EPC must be presented to the tenant no later than when the tenancy agreement is signed.

Landlords EPC benefits from a 10 year lifespan, however if a newer EPC has been produced the most recent one must be used.

What is an EPC?

EPC’s provides a rating of the energy efficiency and carbon emissions of a building based on a scale of A to G, where A is very efficient and G is very inefficient.

Having an EPC’s allows the energy efficiency of one building to be easily compared with another. Allowing prospective clients to then consider the energy efficiency, carbon emissions and potential running costs of a building and factor this into their investment.
